How much does commercial cleaning cost in Melbourne?
Commercial cleaning in Melbourne typically ranges from $35–$55 per hour, or $1,400–$8,000+ per month for ongoing programs depending on site size, frequency and scope. Clean My Biz provides a tailored, line-itemised quote after a free site visit, you'll see exactly what's included, what's excluded, and what additional services cost.
Do you charge by the hour or a fixed fee?
Both, your choice. Most clients prefer a fixed monthly fee for budgeting certainty, with a clearly defined scope. For sites with variable demand (e.g., post-event venues, construction handovers), we offer hourly billing at a transparent rate. All prices are quoted exclusive of GST.
What's the minimum contract length?
We don't lock you into long contracts. Standard agreements are month-to-month after a 30-day pilot period. For pricing reasons (bulk equipment, dedicated crew assignment), some specialised scopes are quoted at 6 or 12 months, but this is your choice and always disclosed up front.
Are there any hidden fees?
No. Our quotes itemise every line, labour, consumables, equipment surcharges (if any), and additional services. We don't charge fuel levies, after-hours premiums, or "minimum visit" fees unless explicitly listed. GST is itemised separately on every invoice.
How do you handle pricing for multi-site contracts?
We offer competitive pricing for businesses with multiple Melbourne sites and a single account manager across all sites for consistent reporting and consolidated invoicing.

What types of facilities do you clean?
We specialise in commercial and industrial cleaning across Melbourne metro: offices, warehouses, factories, manufacturing facilities, retail, hospitality, gyms, strata common areas, and food production sites. We don't currently service residential homes.
Do you supply cleaning consumables (toilet paper, soap, etc.)?
Yes, we offer transparent consumables supply at RRP. We'll itemise current pricing for paper products, hand soap, sanitiser, bin liners and kitchen items in your proposal. You can also supply your own if preferred, we're flexible.
Can you clean outside business hours?
Yes, most of our office and retail clients prefer after-hours cleaning between 5pm and 10pm to avoid disruption. For 24/7 facilities (warehouses, manufacturing) we run rolling shifts. We also handle pre-opening cleans for hospitality and retail.
Do you provide one-off cleans as well as ongoing contracts?
Yes. We handle one-off services including builders cleans, end-of-lease commercial cleans, deep cleans, post-event cleans, carpet steam cleaning, strip-and-seal floors, window cleaning, and graffiti removal. These can be standalone bookings or add-ons to your ongoing contract.
What specialised services do you offer?
Beyond standard cleaning, we offer carpet steam cleaning, vinyl strip-and-seal, hard floor buffing, internal and external window cleaning, graffiti removal, sanitisation and electrostatic disinfection, builders cleans, kitchen exhaust cleaning, pressure washing, and exterior building cleaning. Staff & Operations
Are your staff police-checked?
Yes. Every Clean My Biz cleaner holds a valid Victoria Police Check before being assigned to a site. Where additional clearances are required (Working with Children Checks, NDIS, industry-specific), we'll arrange them as part of onboarding.
Will I have the same cleaner each time?
Yes, consistency is one of our core differentiators. Each site is assigned a primary cleaner, with backup coverage built in for leave or absence. Unlike larger agencies, we don't rotate staff between unrelated sites. Your cleaner learns your space, your standards, and your team.
How do you handle staff sickness or absence?
We build backup coverage into every contract. If your primary cleaner is unavailable, a covering cleaner steps in and your account manager notifies you proactively. We build redundancy into multi-day scopes so a single absence never compromises service.
How are your staff trained?
Every cleaner completes our internal onboarding covering our T3 methodology, safety protocols, chemical handling, and quality standards. Site-specific training happens during the Test phase of every new contract. We run ongoing upskilling as equipment and chemistry evolve.
Who do I contact if there's an issue?
Your dedicated account manager, directly. You'll have their mobile number, email and WhatsApp from day one. Most issues are resolved within hours. Anything not closed within 24 hours escalates to the director, Ben Kamit.

What insurance do you carry?
Clean My Biz holds Public Liability insurance and meets all Victorian WorkSafe requirements for commercial cleaning operations. Insurance certificates are provided to clients on contract signature for compliance and procurement records.
Are you compliant with WorkSafe Victoria?
Yes. We operate in alignment with WorkSafe Victoria standards: chemical handling protocols, manual handling training, and incident reporting. SWMS (Safe Work Method Statements) are issued for any scope involving working at heights, confined spaces, or hazardous chemicals. Our zero lost-time injury record reflects our safety-first culture.
Do you provide Safe Work Method Statements?
For any scope involving working at heights, confined spaces, hazardous chemicals or specialist equipment, we issue SWMS aligned with WorkSafe Victoria requirements. These are reviewed by your facility lead before work commences.
Are your products safe for staff and visitors?
Yes. We use eco-friendly, biodegradable, low-VOC chemistry across all standard scopes. Where stronger products are required (e.g., infection control, industrial degreasing), we use them outside operating hours and provide SDS (Safety Data Sheets) on request.

Are you an eco-friendly cleaning company?
Yes, sustainability is a core value. We use biodegradable, non-toxic chemistry; minimise water and chemical use through microfibre and dosing systems; and recycle and properly dispose of all waste. Our practices reduce environmental impact and create healthier workspaces for your team.
How do you measure cleaning quality?
We run regular quality reviews with a documented scorecard against your scope. Daily checklists are signed off on-site. Issues are logged with photo evidence and addressed ASAP, with director escalation if not resolved within 24 hours. You'll receive a performance report at each review.
What's your guarantee?
If something is missed or below standard, we re-clean within one business day at no charge. We stand behind every clean we deliver, and our contracts give you a fair exit path if standards aren't met.

Switching Providers & Onboarding
How do I switch from my current cleaner without disruption?
Provider transitions are part of our regular work. Our process: free site visit and scope review → 30-day pilot running parallel to (or replacing) your existing service → full handover with documented schedules and inventory. You'll never be without service during the switch.
How fast can you start?
For standard scopes (offices, retail, smaller warehouses), we typically begin within 7–10 business days of contract signature. For larger sites, complex industrial scopes, or contracts requiring tender response, we work to your timeline, typically 2–4 weeks.
Can you take over an existing cleaning contract?
Yes. We regularly take over from underperforming providers. We'll review your existing scope, identify gaps, and propose either a like-for-like takeover or an improved scope at the same or lower cost. We also assist with the transition out of your current contract where helpful.
What happens if we want to leave Clean My Biz?
We make exits as smooth as our onboarding. We hand over documentation of your scope, inventory, and any custom protocols to your incoming provider, continue service until they're operational, walk through the site with you one last time, and ask for your honest feedback. We earn long-term clients, we don't trap them.

We service all of Melbourne metro, from the CBD to Dandenong, Tullamarine to Frankston. Our largest concentration of clients is across the inner CBD, north Melbourne, eastern corridor (Doncaster, Box Hill, Glen Waverley), and south-east industrial belt (Mulgrave, Clayton, Dandenong).
