Cleaning Subcontractor for Builders and Facilities Managers, Melbourne
The cleaning subcontractor that works to your program.
For head contractors, facilities managers and facilities response companies placing cleaning on sites they hold. Inducted, police-checked crews, after-hours scheduling, one account manager per site, and one contract and one invoice for everything we deliver.
Who we subcontract to, and who we don't.
Clean My Biz works as the commercial cleaning subcontractor for the business that holds the site: a head contractor or builder closing out a program, a facilities manager running a portfolio, or a facilities response company placing cleaning on a client site. You hold the client and the program. We supply inducted, police-checked crews to your scope and answer to you.
Head contractors and builders use us for progress cleans, the sparkle clean and the final handover detail on fit-outs and commercial builds, staged against the trade program. The builders clean service sets out those stages in full.
Facilities managers use us for recurring cleaning across the sites in a portfolio, scoped site by site, with one account manager holding each site so the scope and the standard stay put when the people on your side change.
Facilities response companies use us when a client site needs cleaning placed as part of a job: a one-off clean after works, or a make-good before a tenancy changes hands.
If you are buying cleaning for the building you occupy, this is not the page for you. Our commercial cleaning service is written for that buyer.
How we fit into your program.
Seven steps, in the order they happen on a site you hold. The site rules, the program and the client sign-off stay yours throughout.
- Site walk and scope. A free site visit with you or your site lead before anything is priced. We read the scope, the finishes, the access and the program, then quote fixed and itemised against what we found.
- Inductions. Every crew member inducts onto your site under your supervisor's rules before their first shift. A new crew member inducts before they start, not after.
- SWMS where the work calls for one. Where the scope involves work at height, confined spaces, hazardous chemicals or specialist equipment, we issue a safe work method statement for your site lead to review before work starts. Routine cleaning does not need one, and we will tell you so rather than send a template.
- Out-of-hours work. Nights, weekends and early starts are routine for us. Keys, alarm codes and access are agreed in writing before the first shift, and the crew signs in and out the way your site requires.
- Lift bookings and loading docks. In towers and managed buildings the clean is staged against lift bookings, dock windows and the building's own rules, booked through you or the building manager as your site prefers.
- EWP jobs. High-level glazing, façade and ceiling work that needs an EWP, a boom or scissor lift, or scaffold is scoped and delivered through an access contractor we engage and manage. We do not do high-access work with our own crews and do not claim to. You still deal with one contact, on one contract and one invoice.
- Sign-off walkthrough. We walk the finished work with your site lead or your client before sign-off, clear the cleaning items on the snag list, and flag any trade damage to you rather than cleaning over it.
Certificates of currency in our contracting entity name, and confirmation that the crew assigned to your site is police-checked, are supplied on request before the first shift.
Four fields to a site walk.
The quote form asks for four things: your name, a phone number, the site suburb or address, and what you need. That is enough for us to call you back and book the site walk. Email, company and the rest are optional.
Placing cleaning across several sites? List them in the what-you-need box, or call 0433 173 504 and give us the list over the phone. Each site is walked and quoted on its own.
What we are not, said plainly.
We are a commercial cleaning contractor. We are not a licensed building trade, not a construction safety consultancy and not a facilities management company, and we hold no construction credentials and claim none. If your tender needs a licensed trades contractor for part of the scope, that part needs a different kind of provider.
We do not run high-access work with our own crews. EWP, scaffold and rope access work goes through an access contractor we engage and manage, and the scope says so.
Clean My Biz does not currently hold professional indemnity cover. Where a contract requires it, cover will be effected prior to commencement.
What we do bring: crews police-checked before site assignment and fully insured, after-hours scheduling, one account manager per site, and a commercial cleaning business operating since 2015.
