A proper floor program is preventative. We map every surface in your building, set a cadence that matches the traffic, and document each visit so you have a maintenance record when the lease ends or the asset gets re-valued.
The deliverable is flooring that still looks new at year five, not flooring that needs replacing at year three.
What's included.
Programs combine periodic deep-cleans with as-needed restorative work. Standard inclusions below; mix and match to suit the surface mix in your building.
Hot-water extraction & spot work
- Pre-vacuum, pre-spray, agitation and hot-water extraction
- Spot treatment for coffee, ink, grease, biological stains
- Encapsulation for high-traffic lanes between deep cleans
- 4–6 hour dry times with air movers if needed
- IICRC-aligned methods, fibre-safe chemistry per carpet spec
Strip, seal & scrub-recoat
- Full strip-and-seal of vinyl on 18–24 month cycle
- Scrub-and-recoat at 9–12 months extends seal life
- Epoxy scrub-and-recoat for warehouse and production floors
- Edge work and detail by hand, not just the machine pass
- Slip-resistance testing on request (AS/NZS 4586)
Diamond burnish & densifier
- Diamond pad burnishing to restore reflectivity
- Lithium densifier reapplication on the surface profile
- Joint cleaning and crack monitoring
- pH-neutral daily-clean chemistry recommendations
- Documented gloss readings before and after each visit
Timber, stone & rubber
- Timber refresh: clean, recoat with water-based finish
- Natural stone honing, polishing and sealing
- Rubber and safety-flooring deep clean (gyms, childcare)
- Anti-static and ESD-floor specialist clean for tech sites
- Pre-handover restoration for lease end or sale

Floor work is usually quoted per visit, but the real value is the program. We’ll quote both, side-by-side, so you can see what a 24-month maintenance plan costs vs. a one-off restoration.

Single-visit carpet extraction up to ~400 m², or spot strip-seal on a single retail tenancy. Lease-end and end-of-fit-out detail work.
From $800 + GST
Quarterly deep-clean across mixed surface mid-size building. Carpet extraction, hard-floor scrub-recoat, polished concrete burnish on one visit.
From $1,400 + GST/project
Full strip and four-coat re-seal across a large vinyl floor (~600 m²+). Includes after-hours scheduling and slip-resistance verification.
