Most commercial flooring fails years before it should, because nobody runs a program. Carpets get vacuumed but never extracted. Vinyl gets mopped but never re-sealed. Polished concrete gets scrubbed with the wrong chemistry and loses its shine inside a year.

How long does carpet take to dry after extraction?
Typically 4–6 hours for commercial-grade carpet at standard humidity. Air movers can drop that to 2–3 hours if the space needs to be reoccupied quickly. We usually schedule extractions for end-of-day so the carpet is ready first thing the next morning.
How often should we strip-and-seal vinyl flooring?
Full strip-and-seal on an 18–24 month cycle, with a scrub-and-recoat at the 9–12 month midpoint to extend seal life. Skipping the midpoint recoat is the most common reason vinyl looks worn before it should.
Will harsh chemistry damage our polished concrete?
Yes, and it’s the most common mistake we see. Polished concrete needs pH-neutral daily chemistry; acidic or alkaline cleaners etch the surface and dull the gloss permanently. We supply a chemistry recommendation as part of any polished-concrete program.
Can you work after-hours so we don’t close the office?
Yes, almost all floor work is scheduled after-hours or weekends. Carpet extraction in particular benefits from overnight scheduling so the carpet is dry by morning. Strip-and-seal work needs a longer window (4–8 hours) and is typically Friday night to Sunday.
Do you treat stains, or do you just deep-clean?
Both. Standard extraction handles general soil; stains (coffee, ink, biological, grease, gum) get pre-treated with stain-specific chemistry before the main pass. Some stains will not fully release on aged carpet, and we’ll tell you that upfront rather than promise the impossible.
What documentation do we get for our maintenance record?
Every visit produces a service report: surfaces treated, chemistry used, dry times, before/after gloss readings on polished concrete, and any defects observed (loose tiles, lifting seams, slip hazards). The record matters at lease end and during asset re-valuation.
