What a builders clean is (and what it is not).
Two things a builders clean is often mistaken for, and isn't: a domestic clean scaled up, or a fix for defects the trades left behind.

It is also not a substitute for defects rectification. A builders clean prepares a finished space for occupation. Final handover detail
This is the last pass before practical completion or before keys change hands, whichever the program calls for. It is a top-up and inspection clean rather than a full re-clean: catching dust that has settled since the sparkle clean, removing any remaining stickers or protective film, and doing a final check of high-visibility areas, entries, glass, and any space a client or tenant will see first.
Booking all three stages against your program, rather than one clean at the end, is what actually produces a clean building at handover. A single clean crammed in after the last trade leaves site rarely has the time to do the detail work properly.
What a handover clean must cover.
A proper handover clean is not a checklist you can guess at from outside the industry. It needs to cover, at minimum:
- Dust extraction from every surface, including above head height. Ledges, light fittings, the tops of partitions, ductwork covers, and anywhere air movement has pushed dust that a quick wipe-down misses.
- Glass, inside and out where accessible, clear of construction residue, paint overspray, and the cement haze that silicone and rendering work leaves behind.
- Joinery and cabinetry, inside and out, including tracks, hinges, and the fine dust that settles inside drawers and cupboards during a build even when they are closed.
- Floors, cleaned to whatever the finish requires. Polished concrete, tile, vinyl, and timber all need a different method, and a generic mop-and-go treatment can leave a residue haze on some finishes or scratch others.
- Fixtures and fittings, from door handles and switch plates to bathroom and kitchen fixtures, wiped down and free of adhesive residue and fingerprint marks from the install.
- Label, sticker, and protective-film removal, from appliances, glass, tapware, and any fixture that ships with a protective covering. This sounds minor and is one of the most common things left half-done, because it is genuinely time-consuming to do properly without leaving adhesive residue behind.
- Site-waste coordination, so bulk packaging, offcuts, and general construction rubbish are cleared and the space is bin-out ready, not just swept into a corner.
Missing any one of these is what turns a "should be done" handover into a punch-list item, and punch-list items on a builders clean tend to land on the builder's desk at the worst possible time, right before a client walkthrough.
Timing against trades and practical completion.

The single biggest driver of whether a builders clean goes well is timing, not effort. A clean scheduled too early gets undone by the next trade. A clean scheduled too late becomes the thing standing between the site and practical completion, with no slack left in the program to fix a problem.
