Office Cleaning in Carlton: What a Long Running Workplace Program Looks Like

One Carlton workplace, cleaned month after month.

Office cleaning in Carlton is recurring workplace cleaning for offices, consulting suites, university-precinct tenancies and Lygon Street businesses inside a mostly heritage streetscape. This case study follows one Carlton workplace organisation whose office has been cleaned on a monthly invoice cycle since at least 2018, and what a long arrangement asks of both sides.

Case study

The arrangement nobody has had to rethink.

The office is cleaned on a recurring program and invoiced monthly, and the invoice record runs back to at least 2018.

That is deliberately the whole of what this case study is built on. The interesting part of a long arrangement is not a dramatic before and after. It is what stays the same for years at a time, and what happens on the rare week it does not. Our office cleaning service page sets out what a documented program covers.

The suburb

What Office Cleaning in Carlton Has to Work Around

Carlton work is shaped by an older streetscape and a crowded one, so access and timing decide more of a scope than floor area does.

Lygon Street and the streets around it are a nineteenth-century commercial strip with the University of Melbourne precinct along one edge. For a cleaning crew that means tenancies in buildings that predate goods lifts and loading docks, parking that is metered or permit only, and neighbours close enough that a vacuum at the wrong hour becomes somebody else's problem.

None of that changes what needs cleaning. It changes when the crew can get in, what they can carry, and where the equipment waits between visits.

The product

A Long Arrangement Is a Different Product to a First Clean

A recurring program is bought once and delivered hundreds of times, so its risk is drift rather than a bad first impression.

A first clean gets judged on the day. A monthly program gets judged on the fiftieth visit, by which time the person who scoped it has moved on, the floor has been reconfigured twice, and nobody can remember whether the inside of the fridge was ever in scope. Drift is rarely a decision. It is a series of small accommodations nobody wrote down.

Our frequency guide works through how often each area needs attention by facility type, which is the question a program gets wrong first.

The document

What a Long Arrangement Should Have in Writing

Four things, and the list is short because a long arrangement survives on the few items somebody checks.

  • The scope, itemised, with the periodic work named separately from the daily work. A monthly deep item buried in a daily list is the first thing to quietly stop happening.
  • The exclusions, and what each one would cost as an add-on. An exclusion nobody has priced turns into an argument the first time it is needed.
  • The site contact, and who gets told when the layout changes. A new meeting room nobody mentioned is a scope change whether or not anybody calls it one.
  • A review date, on a named calendar. Without one, the scope gets reviewed the week somebody complains.

Our guide to what to check in a commercial cleaning contract covers what else belongs in the document.

The obligation

Workplace Facilities Are a Duty, Not a Preference

A workplace's toilets, washing and eating facilities have to be kept clean, and that obligation sits on the employer whether a cleaner turns up or not.

WorkSafe Victoria's compliance code on workplace facilities and the working environment covers how to maintain, clean and monitor those facilities, and records that a duty holder who follows it is taken to have met the matching duties under the Occupational Health and Safety Act 2004 and the Occupational Health and Safety Regulations 2017. A cleaning program is one of the ways an employer discharges that, which is the practical argument for writing the scope down rather than leaving it to habit.

Cost

The Price of a Long Arrangement Has to Move

The lawful cost of cleaning labour changes every year, so a price that never changes is a price being funded from somewhere else.

The Fair Work Ombudsman's summary of the Cleaning Services Award MA000022 sets the minimum wages, penalty rates and allowances that cleaning work is staffed on, and those minimums are reviewed each year. A quote that holds flat across many years has absorbed every one of those reviews somewhere.

For market context rather than as our rate: WhatsTheDamage, in Commercial Cleaning Cost Melbourne 2026, puts Melbourne contract office cleaning at $35 to $70 per hour, inclusive of GST. We publish no rate of our own, on this job or any other, and we quote exclusive of GST, so the two bases are not comparable until somebody puts them on the same footing.

The exception

When Building Work Lands in the Middle of a Cleaning Program

Building work runs alongside a monthly cleaning program and carries its own quote.

On this site that happened in September 2026. A builders clean was quoted on 10 September and run across 12 and 13 September, completing on the 13th, beside the ongoing office program rather than instead of it. A handover clean and a weekly program are different work at different intensities, which is why heavier items sit outside a monthly fee instead of eroding it.

Our builders clean service covers that scope, and the companion case study on what staff notice on their first morning back follows the same week from the returning staff's point of view.

FAQ

Frequently Asked Questions

How much does office cleaning in Carlton cost?
Quoted per site after a free site visit. Two offices the same size price differently once after-hours access, the number of amenity areas and the periodic work are in the scope. We publish no rate of our own. For market background only, WhatsTheDamage puts Melbourne contract office cleaning at $35 to $70 per hour including GST, while our quotes are exclusive of GST.
How often should a Carlton office be cleaned?
It turns on headcount, the number of amenity areas and how the space is used, and the honest range runs from daily to fortnightly. Our frequency guide works through it facility type by facility type.
Is a builders clean part of an office cleaning contract?
Normally not. A monthly program covers the recurring work, and heavier or one-off work such as a builders clean, carpet steam cleaning or strip-and-seal is quoted as an add-on so the monthly fee stays predictable.
What should a long running cleaning arrangement have in writing?
The itemised scope with periodic work listed separately, the exclusions and what each would cost, the site contact, and a review date on a named calendar. Our commercial cleaning contracts guide covers the rest of the document.
Can you clean a Carlton office outside business hours?
Yes. After-hours scheduling is the usual arrangement for an office program, and on a tight inner-city street with permit parking it is often the only workable one.
