Overview

Three quotes, three different jobs.

Ask three providers to quote a warehouse in Melbourne and the spread you get back will be wider than anything you have seen quoting an office. Warehouses vary in ways offices do not, and most quotes are built on a handful of assumptions the provider never wrote down.

This is what actually moves the number, and how to get quotes you can compare against each other. It applies to warehouse cleaning and to the wider warehouse and logistics sites we service across the Preston to Port Melbourne corridor.

Market context

Start With the Only Published Figure, and Its Limits.

There is one honest market reference for Melbourne commercial cleaning, and it is worth knowing before you read any quote. WhatsTheDamage, in Commercial Cleaning Cost Melbourne 2026, puts the Melbourne market at $35 to $70 per hour, or $2.10 to $4.20 per square metre per clean. Both of those figures are inclusive of GST.

Two things about that band. First, it is market context rather than our rate, and not any single provider's rate. Second, and more usefully for you: it is drawn from office contract cleaning. It does not transfer to a warehouse, and a provider who quotes your warehouse straight off a per square metre office rate has not looked at your site. The reason is the next section. Our own numbers come after a free site visit, which is also where the pricing guide starts.

Driver one

Cleanable Area Is Not Floor Area.

An office is close to uniformly cleanable. A warehouse is not. Take a 4,000 square metre facility. Racking footprint, stacked pallets, plant, bunded storage and staged outbound freight can occupy a large share of that slab on any given night, and none of it is floor being cleaned. The cleanable area is the aisles, the pick faces, the dock, the amenities and the office fitout, and it changes with how full you are.

This is the single biggest reason warehouse quotes diverge. A provider who prices on gross floor area will either be expensive, because they have priced space they will never touch, or cheap and then re-scoping in month two. Ask every provider what cleanable area they used and how they arrived at it. The ones who measured will tell you.

Driver two

Floor Type and Coating Set the Method.

The slab decides the machine, and the machine decides the labour hours. Sealed and polished concrete takes a ride-on scrubber and covers ground quickly. Bare, porous concrete holds soiling, needs more passes and more chemistry, and will never look as clean at the end. Epoxy coatings look easy and are not: the wrong pad or the wrong pH will dull or lift a coating, so the method has to be matched to the finish, and getting that wrong is a repair bill rather than a cleaning complaint.

Any quote that does not name the floor type is a quote built on a guess.

Driver three

Racking Height, and Where the Access Line Sits.

Dust does not stay on the floor in a warehouse. It settles on beams, on the tops of cartons and on light fittings, and in food, pharmaceutical and electronics environments that matters well before it becomes visible.

Low-level dusting and reachable racking is ordinary recurring work. Once the work needs an elevated work platform or scaffold, it becomes a different job with a different crew, different equipment hire and a different price. We scope and deliver high-access work through a trusted access contractor that we engage and manage, so you keep one contract and one accountable point of contact, but it is priced as what it is rather than folded quietly into an hourly rate. If a quote covers a full racking clean to roof at the same rate as the floor, ask how.

Driver four

Traffic, Rubber and Dust Load.

Three site realities move the hours more than most buyers expect. Forklift traffic lays down rubber, and tyre marking on a sealed floor does not lift with a standard scrubber pass. It needs a dedicated pad or chemistry, and how often it needs doing is a function of your movements per day rather than your floor area.

Inbound and outbound volume brings in dust, cardboard fines and shrink wrap, so a cross-dock with high throughput generates more waste handling per shift than a slow-moving storage facility of the same size. Your goods matter too. Timber, plaster, food ingredients and anything powdered load the air and the surfaces in ways that palletised finished goods do not.

Driver five

The Dock Apron, and the Bit Everyone Forgets.

The external dock apron, the roller-door thresholds and the immediate hardstand are usually where a site looks worst and are almost always outside the quoted scope. They need pressure washing rather than internal cleaning method, on a different frequency, and they are the first thing a visiting customer sees.

Decide whether it is in or out before you compare prices, because one provider including it and another excluding it will produce two numbers that are not measuring the same job.

Driver six

The Access Window You Can Guarantee.

A warehouse that can be cleaned between 6pm and 6am on an empty floor is a materially cheaper site to clean than one where a scrubber has to work around a live pick face and a moving forklift fleet. Interrupted work is slower work, and safe work around plant is slower again.

If you can offer a genuine clear window, say so when you ask for a quote. It is one of the few things you control that reliably moves the price, and after-hours scheduling is how most of our warehouse sites are run.

The floor

The Labour Floor Underneath Any Quote.

Commercial cleaning in Australia is covered by the Cleaning Services Award MA000022, and the Fair Work Ombudsman publishes the minimum rates, including the loadings that apply to the after-hours and weekend work most warehouses need.

That floor is the useful test on a cheap quote. Take the hours the provider says the job needs, apply the award rate for the shift they have proposed, and see whether what is left could cover supervision, equipment, insurance, consumables and any margin at all. If it could not, the quote is only cheap until something has to give. We set that arithmetic out in full in our guide to the compliance risk in a cheap cleaning quote.

How to buy

How to Get Three Comparable Quotes.

Give every provider the same five things and the spread will collapse to something you can actually read: the gross and the estimated cleanable area, the floor type and any coating, your daily forklift and pallet movements, the access window you can guarantee, and whether the external dock apron is in scope.

Then ask each of them for the same output: hours per visit, crew size, frequency, and what is excluded. A provider who will not put exclusions in writing has told you where the variations are going to come from.

FAQ

Warehouse cleaning cost, questions answered.

How much does warehouse cleaning cost in Melbourne?
There is no single rate, because warehouses are not priced the way offices are. The published Melbourne market context is $35 to $70 per hour, or $2.10 to $4.20 per square metre per clean, both inclusive of GST, from WhatsTheDamage Commercial Cleaning Cost Melbourne 2026. Treat that as an office contract cleaning band rather than a warehouse rate: cleanable area, floor coating, forklift traffic, dock apron scope and your access window all move a warehouse number away from it in both directions. A quote worth comparing states hours, crew size, frequency and exclusions.
Why are warehouse cleaning quotes so different from each other?
Almost always because the providers priced different jobs. The common divergences are gross floor area versus genuinely cleanable area, whether high-level racking and light fittings are included, whether the external dock apron and hardstand are in scope, and whether the quote assumes a clear floor or work around live operations. Give all three providers the same five inputs and most of the spread disappears.
Does a warehouse need cleaning more often than an office?
Differently, rather than more often. Offices are driven by occupancy and amenities. Warehouses are driven by movements: forklift traffic, inbound and outbound volume, and the nature of the goods. A high-throughput cross-dock and a slow-moving storage facility of identical size can sit several frequencies apart, which is why frequency is set at the site visit rather than from a floor plan.
What insurance should a warehouse cleaning contractor carry?
Public liability cover sized to the sites they service, and workers compensation as required by state law. Ask for certificates of currency and check the insured entity name matches the entity on your contract. Clean My Biz holds $20 million public liability cover and provides the certificate on request as part of its standard procurement pack.
