Why this matters

Hard surfaces age slowly, then all at once.

Nobody notices a forecourt getting dirty. It happens over years, evenly, and the building simply looks a little tired in a way that is hard to point at. Then a section gets cleaned, the contrast appears, and everyone can suddenly see exactly how far the rest has gone.

For a commercial or strata site the entrance, the paths and the car park are the first surfaces a tenant, a customer or a prospective buyer walks across. Oil staining on a loading dock, moss on a shaded path and chewing gum through an entry are also a slip risk before they are a presentation problem.

This is the part of pressure washing most often handled badly, and it is the part that creates a problem for the site owner rather than for the contractor.

The principle

Wastewater stays out of stormwater

Requirements vary between Melbourne councils, but the principle does not change: water carrying oil, detergent or ground-in soil must not enter the stormwater system. A cheap quote that ignores this is cheap because it skipped this.

The method

Bund, recover, separate

Drains bunded before work starts, wastewater recovered by vacuum, and on-site separation where the job requires it. Recovered waste is disposed of through a licensed liquid-waste contractor.

Car parks, docks and entries are cleaned when they are not in use, usually after hours or overnight. Containment is also simply easier when the area is empty.

What does pressure cleaning cost?

It is priced by area, substrate and how much contamination is on it, plus access and containment requirements. A clean car park needing a maintenance wash and a neglected dock with years of oil staining are different jobs on the same square metreage. We scope it on a free site visit and quote a fixed, itemised figure.

Will high pressure damage our surfaces?

It can, which is why the method is chosen by substrate rather than applied uniformly. Concrete and asphalt take high pressure. Render, paint, cladding, signage and heritage surfaces get a soft wash that does the work chemically at low pressure. Getting this wrong strips finishes, and the damage only becomes obvious once it has dried.

How do you handle the wastewater?

Drains are bunded before work starts, wastewater is recovered by vacuum, and where the job requires it we separate on site. Recovered waste goes to a licensed liquid-waste contractor. Council requirements differ across Melbourne, but the principle is consistent: it does not go into stormwater.

Can you work outside trading hours?

Yes, and for car parks, loading docks and entries it is usually the only sensible option. Most of this work runs after hours or overnight, which also makes the area easier to contain properly.

How often should this be done?

Most commercial and strata sites land on annually for the full exterior, with high-traffic areas such as entries, bin areas and dock aprons done more often. Shaded areas that grow moss are the usual exception and often need a shorter cycle for slip risk alone.

Can you remove oil stains and chewing gum?

Usually, though honesty matters more than optimism here. Fresh oil lifts well; oil that has been soaking into porous concrete for years often lightens substantially rather than disappearing. We will tell you which one we think you have before quoting, not after invoicing.
