Why this matters

Carpet is the biggest soft surface in your workplace. It shows every day you skip it.

Carpet holds soil, odour and allergens long before it looks dirty, and by the time the traffic lanes go grey the fibre is already wearing. In a workplace that is the first thing a visitor reads about how the business is run, and it is capital quietly depreciating underfoot.

A scheduled extraction program is preventative. Hot water extraction lifts the embedded soil that vacuuming leaves behind, resets the high-traffic lanes, and extends the life of the carpet so replacement gets deferred rather than brought forward. We scope the traffic zones, set a cadence that matches how the floor is actually used, and work around your hours so nothing interrupts the team.

The deliverable is carpet that still presents well at year five, and a maintenance record you can hand a facility manager or put against the lease.

Scope of work

What a carpet program covers.

Steam extraction is the core; the rest is built around how your site runs. Mix and match to suit the floor, the traffic and the hours.

Core clean

Hot water extraction (steam)

  • Pre-vacuum, pre-spray, agitation and hot water extraction for broadloom and carpet tile
  • Fibre-safe chemistry matched to the carpet type
  • Fast-dry process appropriate for occupied commercial sites
Program

Scheduled maintenance

  • Quarterly, biannual or annual programs built around your occupancy
  • High-traffic lane programs for entries, corridors and lift lobbies
  • The same crew each visit, so they already know your layout
Restorative

One-off and reset cleans

  • Restorative cleans for handovers, incidents and presentation resets
  • Stain and spot treatment matched to the fibre type
  • Honest assessment up front on stains that will not fully release
Timing

After-hours service

  • Evening and weekend windows so the carpet is dry before staff arrive
  • Zone-by-zone scheduling for sites that run long hours
  • Police-checked crews, fully insured, inducted to your site
How pricing works

Quoted after a free site visit.

Carpet work is quoted per visit and as a program, side by side, so you can weigh a one-off restoration against an ongoing plan. We scope it on a walkthrough first; no number is quoted sight-unseen.

What sets the price

Area & carpet type

The total carpeted area, the fibre and construction, and how much is high-traffic lane versus lower-use space.

What sets the price

Program vs one-off

Whether you need a single restorative clean or an ongoing program, and the cadence each zone needs to hold its look.

What you get

A fixed, itemised fee

One clear figure per visit or program, scope itemised line by line, no surprise extras. Quoted after a free site visit.

Common questions

Commercial carpet cleaning, answered.

If your question isn’t here, the full FAQ covers 28, or call 0433 173 504.

How often should commercial carpet be steam cleaned?
It depends on traffic. A typical Melbourne office runs the high-traffic lanes on a quarterly cycle and a full extraction across the floor twice a year, but a busy reception or a quiet back office can sit either side of that. We assess the traffic zones at the site visit and set a cadence per zone rather than a blanket frequency.
Do you clean carpets after hours?
Yes. Almost all commercial carpet work runs in the evening or on weekends, so the carpet has the overnight window to dry and the floor is ready before staff arrive. For sites that run long hours we work zone by zone so no area is closed off during trading.
What is the difference between carpet steam cleaning and dry cleaning for offices?
Steam cleaning, or hot water extraction, injects heated water and chemistry into the pile and immediately extracts it along with the soil, which is why it clears embedded dirt that surface methods leave behind. Low-moisture methods use less water and dry faster but work mainly at the surface. We use hot water extraction as the core method and set the process around your reoccupation window.
Do you service medical and healthcare carpets?
Yes, we clean carpet in reception, waiting rooms and consulting offices for medical and allied-health practices. We keep colour-coded equipment separate between zones and follow the practice’s own protocols. We are a commercial cleaning contractor, not a clinical or infection-control certifier, so we scope the work to what carpet extraction can properly deliver.
Do you offer one-off carpet cleans or only contracts?
Both. We do one-off restorative cleans for handovers, incidents and presentation resets, and ongoing programs for sites that want the carpet held to a standard through the year. Many clients start with a one-off and move to a program once they see the result.
