In a strata building, the foyer, the lift and the stairwell are shared by everyone and owned by no one in particular. They are also the first thing a resident, a tenant or a prospective buyer sees. When they slip, the whole building feels neglected, and the complaints land on the owners corporation and the building manager.

Clean My Biz runs the common-area cleaning for apartment, mixed-use and commercial strata across Melbourne. We work to a documented scope, on a schedule that suits the building, with one account manager who owns the relationship. We clean the shared areas only, not inside private lots.

What does strata common-area cleaning include?
The shared spaces only: entrances and lobbies, lifts, stairwells and fire stairs, carparks, bin rooms, and common amenities like gyms, lounges and rooftop areas. We clean to a documented scope and do not enter private lots or apartments.
Do you work with owners corporations and building managers?
Yes. Most of our strata work is contracted through the owners corporation, the strata manager or the building manager. You get one account manager as a single point of contact, with reporting suited to committee meetings and AGMs.
Are your cleaners police-checked and insured?
Yes. Every Clean My Biz cleaner holds a current Victoria Police Check before being assigned to a building, and the business carries public liability insurance to $20 million. Certificates are provided on contract signature for the owners corporation's records.
Can you clean around residents and after hours?
Yes. We schedule the common-area work for quieter windows to limit disruption, and we coordinate bin-night and amenity cleaning with the building's routine. Consistency matters in a residential building, so each site keeps the same crew.
Do you handle periodic deep cleans as well as the regular program?
Yes. Carpet steam cleaning, hard-floor care, internal and external common-area glass, carpark and ramp pressure washing, and pre-AGM presentation cleans can sit inside the monthly program or run as scheduled one-offs.
