Builders clean in Southbank

What does a builders clean in Southbank involve?

A builders clean in Southbank is a staged clean for high-rise work: the common property of a residential tower handed over level by level, or a commercial tenancy fitted out below floors already in use. The program is driven by lift or hoist access and the order of handover inspections, not by one completion date.

Southbank's population lives mostly in apartment towers, and more are still rising. For a cleaner that means handovers arriving in waves, lobbies and amenity floors that must look finished before residents collect keys, and podium shops or offices being fitted out under homes that are already occupied. Each wave brings its own inspection, and the clean has to be ready for every one.

Each Southbank job is priced after a free site visit covering finishes, lift arrangements and the waste route, and the price is broken down by stage and, where a tower hands over in parts, by level. Our builders clean Melbourne page sets out each stage.

On the ground in Southbank

Southbank builds are mostly towers on former industrial land beside the river

Southbank's building work is mostly high-rise, on land that was industrial until the early 1990s. The suburb sits about a kilometre south of the CBD, with the Yarra River along its northern edge, St Kilda Road on the east, and Dorcas Street and the West Gate Freeway around the south and west.

Density is the defining fact. The 2021 census recorded 22,631 residents across roughly 1.6 square kilometres, and the skyline holds the 91-floor Eureka Tower and Australia 108, a 100-floor building on the corner of City Road and Southbank Boulevard with 1,105 apartments.

The pipeline continues. At Melbourne Square, Multiplex is building BLVD, a 74-storey tower of 602 residences due for completion in the first quarter of 2028, in a precinct that already has a public park, a supermarket and an early learning centre open.

Offices and culture share the suburb. Crown Resorts has its head office here, and the Melbourne Arts Precinct gathers the National Gallery of Victoria, Arts Centre Melbourne and the Australian Centre for Contemporary Art near the Southbank Promenade, completed in 1990.

Common questions

Builders cleans in Southbank, answered.

Answers to the questions Southbank builders ask before booking. For the rest, call 0433 173 504.

Can you clean a Southbank tower's common areas as each level hands over?
Yes. Corridors, lift lobbies and fire stairs are detailed level by level as each reaches completion, finished floors are protected, and lobbies, lifts and amenity spaces are brought back up before every inspection. Crew numbers move with the program, so an early level is not held back for the rest of the tower, and a late one does not hold up the levels already signed off. Where a level is inspected twice, the second visit is booked with the builder in advance.
Which council covers a Southbank building site?
It depends on the address. Southbank is split between the City of Melbourne and the City of Port Phillip, so the permit rules follow whichever council the site falls under. The builder holds those permits, and we schedule equipment deliveries and waste removal inside them, using whatever loading arrangement the site's approvals allow.
Do you fit out podium shops and offices under occupied floors?
We clean them, yes. When the levels above are lived in or trading, we keep dust inside the tenancy, follow the building's lift and loading rules, and put the dustiest work into hours the building manager approves. The route in and out is settled at the site visit before any price is given. Shopfronts facing the street get their glass done last, after the builder's signage and window graphics are installed.
Who cleans high glass on a Southbank tower?
Internal glazing and glass within safe reach are part of our sparkle clean. Anything higher needs specialist access, which we scope at the site walk and deliver through a trusted access contractor we engage and manage, so you still have a single contact for the whole clean.
In depth

Southbank builders cleans, in depth.

How is a residential tower handover cleaned in Southbank?

In sequence, with the common areas finished last. While trades work their way up a tower, progress cleans keep each working level clear enough to build on. As a level reaches completion its common property gets a sparkle clean: corridors, lift lobbies, riser and service cupboard doors, fire stairs and waste chute rooms, with construction dust taken off every ledge, frame, light fitting and skirting, film and labels removed from lift doors and glazing, and floors finished to suit their surface. Finished levels are then closed off or protected so later trades do not undo the work. The lobby, lifts, corridors, bin rooms and amenity floors get their final detail on the day of each handover inspection, because every trade has walked through them for months. Towers at Southbank's scale, such as the 602-residence BLVD project at Melbourne Square, hand over in stages, and the cleaning plan is written to match that.

What limits access for a builders clean in a Southbank tower?

Vertical access, first. On a tower every trade, delivery and cleaner shares the same construction hoist or goods lift, so lift time is the scarcest resource on site and it is booked, not assumed. The loading area is the second limit, because waste from dozens of apartments has to leave through one point without blocking concrete, stone or joinery deliveries. The third is which council the site sits under, since Southbank is divided between the City of Melbourne and the City of Port Phillip. We agree lift slots and a waste plan with the builder before the first clean, size the crew to the slots rather than to floor area, and move the schedule when the builder's program moves. Fire stairs are cleaned at each stage as well, because on a hoist-limited site trades use them constantly and they are handed over with the rest of the common property.

Do you handle office and retail fit-outs in Southbank?

Yes. Southbank is not only apartments. Crown Resorts has its head office here, and the podiums of residential towers hold shops, cafes and services. Those fit-outs follow the tenancy pattern: a coarse first clean once services and walls are up, a detailed clean when benches, glass and fixtures are fitted, and a last pass timed to the walkthrough or opening day. The difference from a standalone site is that homes or offices are occupied above and around the work, so noise, dust and waste all have to be contained. Where a podium shop opens onto a residential lobby, that lobby is protected and cleaned alongside the tenancy rather than left to the building's own cleaner. Crews are police-checked, complete the building induction before starting, and can give the building manager evidence of insurance currency.
