The Docklands position

Four markets in one postcode.

Docklands runs more than a million square metres of commercial office space completed or under construction, in a precinct where around seventy-three thousand people come to work. It is also four different cleaning markets wearing one postcode: multi-tenant office floors, venue and retail cleans along the water, builders and handover work off a live construction pipeline, and residential towers whose common areas are bought by owners corporations, not householders.

Buying works differently here too. In the tower precincts, cleaning is often appointed through a facility manager or a head tenant rather than the business on the floor, and access runs through building inductions rather than a key under the mat. On the promenade the buyer is the venue owner. On a handover it is the builder's project manager. Each of those buyers needs different paperwork and a different window, and a supplier who only knows one of them is guessing at the other three.

Clean My Biz works Docklands as one precinct under one account manager. Office tenancy programs after hours, hospitality and retail cleans before or after trade, builders and sparkle cleans at handover, and strata common areas under a documented scope, each priced from a free site visit and billed on one consolidated invoice.

On the ground in Docklands

On the ground from Collins Square to NewQuay.

The eastern gateway at Batman's Hill carries the big commercial addresses. Collins Square alone runs five commercial towers and a retail podium at 717 to 747 Collins Street, around two hundred and sixty thousand square metres of commercial and retail space, and Melbourne Quarter next door adds a commercial program of more than a hundred thousand square metres beside Southern Cross. Buildings at this grade run formal inductions, after-hours access rules and contractor prequalification, and a crew that has not done the paperwork does not get past the loading dock.

Along the Collins and Bourke spine, Victoria Harbour holds the bank campuses: the ANZ Centre at 833 Collins Street at roughly eighty-seven thousand square metres, and NAB at 700 Bourke Street at sixty-three thousand. Base-building cleaning on towers like these sits inside incumbent facilities contracts, and we say that plainly rather than pretending otherwise. Where a cleaner our size earns its place is the tenancy floor and the mid-market building: multi-tenant stock like 818 Bourke Street, the office conversions at The District, and the suites and studios through City Harbour along La Trobe Street.

The waterfront runs to its own rhythm. The NewQuay promenade and the Harbour Esplanade strip trade around Marvel Stadium's calendar, and an event night changes access, parking and timing for every business near the gates. Venue cleans here run pre-trade or post-close, planned around game days rather than surprised by them, and The District's dining and retail precinct adds centre-managed tenancies with their own hours on top.

And the suburb is still being built. The Collins Wharf towers Regatta and Ancora are running to 2027 handovers, the first stage of the District Living build-to-rent project sits behind them, and full commercial refurbishments are under way at 720 and 800 Bourke Street. That pipeline means progressive builders cleans, sparkle cleans at practical completion, and first-generation common-area contracts that owners corporations put to the market once a building settles in. We schedule around all of it, with crews inducted to each building and one point of contact across everything you run with us.

Common questions

Commercial cleaning in Docklands, answered.

If your question isn't here, the full FAQ covers 28, or call 0433 173 504.

Can you work within tower inductions and building access rules?
Yes. Docklands towers run formal contractor requirements: building inductions, after-hours access protocols, and on the bigger assets prequalification platforms such as Cm3, Rapid Global or Sine. We complete your building's induction before the first clean, schedule around lift bookings and access windows, and plan around Marvel Stadium event nights, when parking and loading change for the whole precinct. Every crew member is police-checked, and we issue Safe Work Method Statements in line with WorkSafe Victoria where the work calls for them.
Do you clean single office tenancies, or only whole buildings?
Single tenancies are the core of what we do here. A lot of Docklands cleaning is bought by the business on the floor rather than the building: a tenancy contract that runs separately from the base-building clean, whether the floor sits in a multi-tenant building like 818 Bourke Street, an office conversion at The District, or a studio through City Harbour. You get a documented scope built at a free site visit, the same police-checked cleaner each visit with a trained backup, an after-hours window that suits your floor, and one account manager across everything.
Can you handle builders and handover cleans on Docklands projects?
Yes. Docklands runs a dense residential and build-to-rent pipeline through 2028, with the Collins Wharf towers handing over into 2027 and major commercial refurbishments running at 720 and 800 Bourke Street. We run progressive cleans during fit-out, final builders cleans ahead of practical completion, and sparkle cleans before handover, scoped to the builder's program and site access rather than a template. Where a scope needs work at height beyond standard access, we say so at scoping and facilitate the right specialist rather than improvising.
You are B2B only, so who do you work with on residential towers?
The owners corporation or its manager, never the individual householder. On a residential or mixed-use tower our scope is the common areas: lobbies, lifts, corridors, amenity floors, car park entries and waste rooms, held to a documented standard the committee can inspect. The first annual general meeting of a new building is typically when a developer-appointed cleaning contract becomes contestable, and a committee comparing suppliers gets an itemised scope and certificates of currency, including twenty million dollars in public liability cover, with the proposal.
In depth

Commercial cleaning across Docklands, in depth.

What does commercial cleaning cover in Docklands?

Four distinct markets, and a program scoped to whichever of them your site sits in. The office market runs from the Collins Square towers and Melbourne Quarter at Batman's Hill through the Victoria Harbour bank campuses to the mid-market and multi-tenant stock at 818 Bourke Street, The District's office conversions and City Harbour: more than a million square metres of office space completed or under construction, in a precinct where around seventy-three thousand people come to work. The hospitality market runs the NewQuay promenade, the Harbour Esplanade strip and The District's dining precinct. The construction market is progressive, final and sparkle cleans on a pipeline that currently includes the Collins Wharf towers and the 720 and 800 Bourke Street refurbishments. And the strata market is common-area cleaning for the owners corporations that run the residential towers. We are candid about where we fit: base-building contracts on the landmark towers sit with incumbent facilities providers, and our work is the tenancy floor, the venue, the handover and the common area, under one account manager, priced from a free site visit and billed on one consolidated invoice.

Can you clean around Marvel Stadium event days and the waterfront trade?

Yes, and in this suburb that is a scheduling skill, not a footnote. Marvel Stadium's calendar shapes the whole western precinct: on an event night the crowds, the road closures and the loading restrictions reach every venue between the stadium concourse and the water. Venues on the NewQuay promenade and the Harbour Esplanade strip get cleaned pre-trade or post-close, with the window agreed against the fixture list rather than a fixed weekly slot that collides with a Friday night game. The clean itself covers floors, glass, front-of-house surfaces, bathrooms and bins, with high-touch points sanitised using eco-friendly, low-tox chemistry that is safe around food. For tenancies inside The District, we fit centre access hours and the centre's contractor rules. And because one operator often runs more than one site here, a bar on the promenade and a kitchen in the centre can sit on one contract, one schedule and one consolidated invoice, with a single account manager who watches the fixture list so you do not have to.

How does cleaning procurement actually work in Docklands buildings?

It depends on who owns the decision, and Docklands runs every model at once. On the institutional towers, cleaning is typically bought by a facility manager or appointed under a head-tenant contract, with contractor prequalification and building inductions as table stakes; those contracts change hands through formal tenders, not phone calls. On multi-tenant and mid-market buildings, the business on the floor often holds its own tenancy contract, separate from the base build, which it can move at will. On residential and mixed-use towers, the owners corporation is the legal buyer, its manager gatekeeps and the committee approves, and the first annual general meeting of a new building is the moment a developer-appointed contract becomes contestable. And on construction projects the buyer is the builder's project manager, scoping progressive and handover cleans against a program. We work all four channels with the paperwork each expects: itemised scopes, certificates of currency including twenty million dollars in public liability, Safe Work Method Statements where the work calls for them, police-checked crews, and a 24-hour rectification commitment on every contract.
