Builders Clean Prices: How a Builders Clean Quote Is Put Together
Builders clean prices, and how a quote is built.
The four ways a builders clean gets priced, the site facts that move the number, and the one published market band for Melbourne cleaning with its limits.

No price list, but a method.
There is no price list for builders cleans, and a provider who offers you one has not seen your site. Two projects with the same floor area can need very different amounts of work once the finishes, the stages and the program are counted.
What you can know in advance is how a builders clean gets priced, and which facts about your site move the number. This guide covers both, along with the one published market band for Melbourne cleaning and what it can and cannot tell you. For the labour costs underneath any quote, including the 2026 award rates, see our builders clean cost guide.
Four Ways a Builders Clean Gets Priced
Providers use four methods, sometimes in combination. Knowing which one a quote uses tells you where the risk sits.
Fixed Price per Project
One price for a defined scope. It is the most common method for a builders clean and the easiest to budget. The risk is in the scope: if it is vague, the fixed price covers less than you think, and anything outside it becomes a variation. A fixed price is only as good as the list of inclusions and exclusions written next to it. Ask for them as two separate lists, so nothing sits in between.
Price per Stage
A separate price for the rough clean, the sparkle clean and the final handover detail. It suits longer programs, because if a stage moves, only that stage needs repricing. It also makes it clear what you give up if you drop a stage to save money.
Price per Square Metre
A rate multiplied by floor area. Quick to produce and easy to compare, but a square metre of sealed concrete and a square metre of detailed joinery and glazing are not the same work. Area-based pricing on a builders clean tends to overcharge simple spaces and undercharge complex ones, and the undercharged ones are where corners get cut.
Hourly Rate
Hours worked at an agreed rate. It suits small or open-ended jobs where the scope genuinely cannot be fixed. The risk moves to you, because there is no ceiling unless you set one. Ask for an estimate of hours and a cap.
The Site Facts That Move a Builders Clean Price
Whatever the method, the price is built from labour hours, and these are the things that change the hours.
Finishes
The largest single driver after size. Natural stone, timber, polished concrete, vinyl and tile each need their own methods and products. Dark matte joinery and large mirrors show every mark and take longer to bring up.
Glass and Joinery Volume
Glass carrying paint overspray, cement haze or sticker residue is slow work. Joinery has to be cleaned inside and out, including hinges, tracks and closed drawers where fine dust settles.
Number of Stages
A single end-of-job clean looks cheaper than three stages. In practice, a crew arriving after every trade has left is removing weeks of accumulated residue that a rough clean would have cleared quickly. Skipping a stage often moves the cost instead of removing it.
Program and Access Windows
A clean with a week of float can use a smaller crew over more days. The same clean squeezed into two days needs more people at once. After-hours and weekend work costs more because the wages underneath it do: the Cleaning Services Award sets higher rates for those shifts, and the Fair Work Ombudsman publishes them in its pay guide.
Working Around Live Trades
If trades are still on site, the clean runs zone by zone, cleaned zones get second passes when a trade goes back in, and the crew waits on areas that are not ready. All of that is time. Our case study of a staged office fit-out clean shows how that plays out on a real job.
Height and Access
Glass, fittings and surfaces above safe reach need access equipment and a trained operator. We scope that work and deliver it through a trusted access contractor that we engage and manage, and it should appear in a quote as its own line rather than folded into a rate.
Waste, Protection and Site Rules
Whether the cleaner removes the last debris, whether floor protection needs lifting and disposing of, how long site induction takes, and whether the site has restricted hours or a loading dock booking system. Small items individually, and together they can add up to a day.
The Handover Standard Expected
Some contracts name a handover standard, or schedule a client walkthrough straight after the clean. A clean that has to pass a named inspection gets scoped in more detail than one that does not, and the extra detail shows up in the hours.
The One Published Market Band, and Its Limits
There is one honest published reference for cleaning costs in Melbourne. WhatsTheDamage, in Commercial Cleaning Cost Melbourne 2026, puts contract office cleaning in Melbourne at $35 to $70 per hour, including GST.
Three things to keep in mind when reading that figure.
It is market context, not our rate. We do not publish a builders clean price, because a price without a scope is not a price.
It is for ongoing office cleaning, not builders cleans. A builders clean is more demanding work, often run out of hours and under program pressure, so the band is a sanity check on the labour rate underneath a quote, not a benchmark for the quote itself.
It includes GST. Our own quotes are exclusive of GST, and so are many others. Put every figure on the same basis before you compare anything, or the comparison is out by ten per cent before you start.
How to Compare Three Builders Clean Quotes
Quotes only compare when they price the same job, so give every provider the same five inputs.
- the finishes schedule
- the trade program, including the practical completion and occupancy dates
- the access windows the site allows, and whether weekend work is expected
- whether trades will still be on site during the clean
- whether waste removal and work at height are in or out of scope
Then ask each provider for the same outputs: the pricing method, the stages, the crew size and hours they have assumed, the shift windows, and a written list of exclusions. A quote that will not state its exclusions has told you where the variations will come from.
Then check what happens if the program moves, because construction programs do. Ask each provider how a date change is handled, including whether the affected stage is repriced, whether a rebooking charge applies, and how much notice they need. A quote that assumes nothing moves is only accurate if nothing does.
Finally, check the labour. Take the hours assumed and ask whether the price could cover lawful wages for those shifts, plus supervision, equipment and consumables. Our builders clean cost guide walks through that arithmetic, and our complete builders clean guide covers what the clean itself should include.
