The definition first.
A builders clean is the removal of construction residue from a newly built, renovated or fitted-out space so that it can be handed over and used. It takes out what the build left behind: dust, debris, adhesive, paint overspray, protective film, silicone smear and the cement haze on tiles and glass. It happens after the trades have finished their work and before the people who will use the space move in.
That is the definition. The rest of this guide covers what the work includes, the order it is done in, what it does not cover, and six questions people ask before booking one. For a project already under way, our complete builders clean guide goes further into staging the clean against a trade program.
Other Names for the Same Job
The industry uses several names, and most of them mean the same thing.
Post-construction clean and end of construction clean are the formal versions, common in tender documents.
After builders clean is the everyday version, often used by building owners and tenants rather than builders.
Handover clean describes the timing: the clean that gets a space ready for handover.
Sparkle clean is sometimes used for the whole job, but strictly it is one stage of it, the detailed pass once finishes and fixtures are in.
Whatever the name on the quote, check the scope underneath it. Two providers can use the same words and mean quite different amounts of work.
What a Builders Clean Is Not
It is not a regular clean. A recurring clean maintains a space that is already clean. A builders clean deals with residue that a maintenance clean is not set up to remove. Our comparison of a builders clean and a regular commercial clean covers the difference in detail.
It is not bulk waste removal. Skips, offcuts and packaging are usually the builder's responsibility and are expected to be gone before the clean starts. If you want the cleaner to take the last of it, say so in the scope.
It is not defect rectification. A builders clean prepares a finished space. Damage, unfinished work and defects sit with the head contractor. A good cleaner will flag what they find, but they clean what is there.
It is not work at height by default. High glazing, atriums and high-level fittings need access equipment. We scope that kind of work and deliver it through a trusted access contractor that we engage and manage, and it should appear in a quote as its own line.
The Builders Clean Checklist, in Order
Order matters more than most checklists admit. Dust falls, and wet cleaning over dust makes a paste. So the work runs top down and dry before wet, and the floors come last.
- Walk the site and confirm the scope against the finishes schedule and the trade program.
- Confirm the area is ready. Trades finished, access arranged, site induction done.
- Clear loose debris and packaging left in the work area.
- Dust high surfaces within reach. Tops of partitions, door frames, light fittings, vents and ledges.
- Clean walls, skirting, switches and power points, removing marks and dust.
- Clean the glass. Stickers and film off, paint spots and residue removed, glass cleaned inside and outside where it can be reached safely.
- Detail the joinery inside and out. Cupboards, drawers, shelves, hinges and tracks.
- Clean kitchens and kitchenettes. Benchtops, splashbacks, sinks, and appliances inside and out.
- Clean bathrooms. Grout haze and silicone smear off tiles, fixtures polished, mirrors cleaned, exhaust grilles dusted.
- Clean doors, frames and hardware, including handles and closers.
- Clean the floors, with the method matched to the finish: vacuum first, then mop, scrub or buff as the surface needs.
- Run the final detail and walk-through. Settled dust, fingerprints, any remaining film, and the areas someone will see first.
For an example of this order applied to a real office before its staff came back, see our case study of an office builders clean before staff returned.
How the Work Is Staged
On a larger project the checklist is not run once. It is split across three stages timed to the build.
Rough clean. Once the heavy trades finish, before finishes go in. It clears bulk dust and debris so the painters and floor layers can work on a clean substrate.
Sparkle clean. Once finishes and fixtures are installed. Most of the checklist above happens here, and most of the hours sit here too.
Final handover detail. The last pass before practical completion or before people move in. A top-up rather than a full re-clean.
A small fit-out may roll all three into one or two visits. A multi-level building may run them floor by floor.
What Changes the Size of the Job
Floor area is a starting point and nothing more. The things that really change a builders clean are the finishes, the amount of glass and joinery, how many stages the program needs, the access windows the site allows, and whether any of the work is at height. Our builders clean cost guide explains how each of these moves a quote.
