Why this matters

The work that gets sub-contracted is the work that hides the problems. We don’t sub-contract it.

Most cleaning companies will quote you a recurring office contract and then refer you elsewhere for the kitchen exhaust, the façade, the pressure wash, the high-level access. Three vendors, three certificates of currency, three different standards of work, and three opportunities for something to fall through the cracks.

We’ve built specialist capability in-house over the last decade because our clients kept asking, and because the quality difference between a trained internal crew and a referred sub-contractor is too big to ignore. Kitchen exhaust to AS 1851, façade to the BMU operator’s spec, pressure wash with proper waste capture, EWP and rope-access certified operators on the ticket.

The deliverable is one vendor, one invoice, one standard, across every cleaning specialty your building needs.

Specialised work is project-priced, the variation is too wide for a flat rate. Bands below cover the most-requested scopes; bundles into a recurring contract attract a discount.

Pressure washing

From $880 + GST/visit

Path, plaza or loading dock wash. Up to ~500 m² with waste-capture to council spec. Add-ons: oil-stain treatment, anti-graffiti coating.

Kitchen exhaust

From $1,200 + GST/quarter

AS 1851 canopy and filter degrease, mid-size commercial kitchen. Includes compliance certificate. Full duct-and-fan adds project rate.

Façade restoration

From $4,200 + GST/project

Full-façade glazing and external wash on a low-to-mid rise building. EWP and rope-access pricing varies with height and complexity.

Do you sub-contract specialist work?
Almost never. Kitchen exhaust, façade glazing, pressure washing, EWP and high-level work are delivered by crews we’ve trained internally. Rope-access work is the one exception, we partner with a single specialist contractor we’ve worked with for years, and we manage the scope and quality end-to-end.
How often should kitchen exhaust be cleaned?
AS 1851 sets the minimum at three-monthly for high-volume commercial kitchens, six-monthly for medium-volume, and twelve-monthly for low-volume. Your insurer may require shorter intervals. We’ll inspect on first visit and recommend a cadence, getting it wrong is a fire-risk and an insurance issue.
Can you work at height? EWP, scaffold, rope access?
Yes. In-house EWP and scissor-lift operators with current tickets. Scaffold work via a single specialist partner. Rope access (window cleaning, façade work, atrium clean) via a long-standing rope-access contractor we manage as part of the same scope.
What about waste capture during pressure washing?
Critical, and frequently mishandled. Council requirements vary across Melbourne LGAs but the principle is consistent: wastewater can’t enter stormwater. We deploy bunding, vacuum recovery, and where applicable, on-site separation and disposal through a licensed liquid-waste contractor.
Can you do end-of-lease for a commercial tenancy?
Yes, including the make-good detail to the landlord’s schedule of dilapidation. The successful end-of-lease clean is the one that gets booked early enough to flag defects, coordinate trades for rectification, and walk through with the agent before keys handover, not the one that gets booked the day before.
Do specialty services bundle into a recurring contract?
Yes, and it’s the most common arrangement for clients who’ve already moved their recurring cleaning to us. Quarterly exhaust, annual façade, periodic pressure wash, all on the same invoice, same point of contact, same quality standard as the daily cleaning.
