Why this matters

A blocked gutter does not announce itself. The ceiling does.

Gutter cleaning is the maintenance job that gets deferred because nothing appears to be wrong. Leaves and debris build up over a season, the downpipes take longer to clear, and the system keeps coping right up until the first heavy storm it cannot cope with. The failure then presents as water where water should not be: a stained ceiling, a wet wall cavity, a flooded loading dock, an insurance conversation.

For a strata building or a commercial site the cost is rarely just the repair. It is the disruption, the incident report, the owners corporation meeting, and the question of whether the building had a maintenance schedule at all.

The difference between a gutter clean that lasts a season and one that lasts a fortnight is almost entirely in the downpipes and the evidence.

What we do not do. We do not carry out roof repairs, replace guttering, or install gutter guard. Where the clear finds damage, you get it photographed and described so you can get the right trade in. We would rather tell you the gutter needs replacing than clean a gutter that does.

Twice a year, and the timing is the point.

Melbourne gives you two windows where the work is worth most. Booking inside them is the whole difference between maintenance and repair.

Autumn

After the leaf drop

The obvious one. Deciduous trees finish dropping and the gutters fill just as the wet months start. A clear after the drop and before the rain is the single most useful visit of the year.

Spring

Before storm season

Less obvious and often skipped. Winter leaves silt, moss and windblown debris behind, and Melbourne’s heavy storms arrive from spring onward. A spring clear is what stops a summer downpour finding the weak point.

Strata

On the annual calendar

Most owners corporations budget gutters twice yearly alongside the rest of the presentation calendar. We can hold both visits on a schedule and book them in ahead, so it is a line in the budget rather than a decision each time.

Do you do this in-house or through contractors?
Through trusted access contractors that we engage and manage. Gutter work on a commercial building is a working-at-heights job, and it belongs with operators equipped and insured for it. We scope the work, manage the schedule and quality, and you deal with one team and one invoice.
How much does gutter cleaning cost?
It depends on the building: roof area, the number and height of the runs, the access the site allows, and how much debris has built up since the last clear. We scope it on a free site visit and quote a fixed figure with the scope itemised, rather than publishing a rate that would be wrong for most buildings.
How often should commercial gutters be cleared?
Twice a year suits most Melbourne buildings, in autumn after the leaf drop and again in spring before storm season. Buildings under heavy tree cover often need more; a building with little surrounding vegetation may be fine annually. We’ll tell you which one you are after the first visit.
Do you clear the downpipes as well?
Yes, and it is the part that decides whether the job holds. Clearing the gutter and leaving a blocked downpipe means the water still has nowhere to go. We check flow, clear blockages where we find them, and flow-test afterwards so a problem further down the system surfaces now.
What do we get as a record of the work?
Before and after photos of each run, plus any defects photographed and listed separately. Building managers and owners corporations generally need to show the work happened and show what was found, and one representative photo does not do that.
Can this go on the same contract as our regular cleaning?
Yes, and it is the usual arrangement for clients already with us. Gutters twice yearly sit alongside the recurring clean on the same invoice with the same account manager, and the visits get booked ahead rather than remembered.
